Plan Amendment 2014-III-FC2 (Fairfax Towne Center, Sub-unit J1)

Tax Maps 55-2((1))7A and 7B Springfield Supervisor District - Bull Run Planning District Fairfax Center Area

On June 17, 2014, the Board of Supervisors (Board) authorized the consideration of a Comprehensive Plan amendment for Fairfax Towne Center (Tax Map Parcel 46-3((1))24A), in Sub-unit J1 of the Fairfax Center Area, Bull Run Planning District, Springfield Supervisor District.

The adopted Plan recommends office/mix use up to an intensity of 0.45 floor area ratio (FAR) at the overlay level for Sub-unit J1 with an option for residential and retail mixed-use on a portion of the subject property. The Board requested that staff consider mixed-use redevelopment of the shopping center that may include multifamily, retail/commercial, hotel, and office uses up to a maximum intensity of 1.2 FAR, concurrent with any rezonings, development plans, or site plans.

Thanks to everyone who came to the information session on August 18th to hear about the early-stage conceptual plans for the Fairfax Towne Center. The information session was hosted by the Fair Ridge Recreation, Linden at Fair Ridge Condominium, and Fair Ridge Community Associations.  Links to some of the materials that were presented and discussed can be found below as well as a "fly-through" video of the conceptual plan.

Meeting Notice: Fairfax Center Area Phase II Working Group Meeting – November 4, 2015

 

Phase II of the Fairfax Center Area Study is now underway. This phase focuses on Comprehensive Plan recommendations for within the Fairfax Center Area. The Comprehensive Plan is used as a guide in decision-making about the built and natural environment by the county's Board of Supervisors and other agencies. It is a long-range document, providing recommendations for the next 20-30 years. An areawide Working Group has been formed to review submissions for proposed Comprehensive Plan changes and provide guidance during this phase of the study.

 

At the next meeting, the Working Group will hear presentations on proposed changes within the area shown in the map to the left. The first of these proposed changes involves the Centrepoint Church property on Legato Road. More information on what is proposed can be found on the study website. The second proposed change involves the Fairfax Towne Center, which was previously authorized as a separate Plan amendment in 2014. You can visit the website for this Plan amendment to read more details on what is proposed.

 

These presentations are for informational purposes as the Working Group begins a discussion on future land use within this area. You are invited to attend this meeting, which will be held on Wednesday, November 4, 2015, to hear more about these ideas.
